The building
The Level Apartments is a multi-phase residential development in the Străulești – Petrom City area of northern Bucharest. Phase III adds 105 apartments built around sustainability, energy efficiency and smart technology as standard rather than as an option.
The problem
Six systems, two protocols, one screen. The complex needed KNX lighting and curtains, floor heating, Hisense Multi Split HVAC, intercom, custom automation logic, and KNX talking to Modbus — all managed from a single interface residents could use without a manual.
What was installed
- 8" SQ touch panels in every apartment as the single point of control.
- KNX and Modbus add-on modules bridging the two environments so the systems behave as one.
- Hisense Multi Split HVAC integrated into the same ecosystem, with climate set from the panel.
- Custom automation logic for comfort and energy scenarios.
- Lighting, curtains, floor heating, VRF and intercom on one graphical interface.
Results
- Residents control every apartment function from one screen instead of one app per system.
- KNX, HVAC, intercom, lighting, curtain and floor-heating systems operate as a single platform.
- Automation scenarios and precise climate control cut consumption across the complex.
- The architecture is scalable — further integrations do not require replacing what is installed.
